Myths about timber homes: what’s true and what’s just a story

“The Three Little Pigs,” fires, earthquakes, and the question: “Will a bank even give me a mortgage for something like this?”

In this article, we’ll go through the most common fears — from the idea that a timber home is “not serious” or will burn down in minutes, to concerns that banks don’t like them. We’ll show you what real technology says, not popular “truths.”

Myth 1: “Timber homes are not suitable as a primary residence”

Many people in Bulgaria associate timber homes with temporary buildings or old unfinished village houses. In reality, modern timber-frame construction has decades of history in Germany, Austria, and Scandinavia. There, between 20% and 30% of new homes are built this way, and even multi-family buildings and public buildings up to 10 storeys are being constructed.

With proper design and moisture protection, the lifespan of these buildings is fully comparable to that of a “classic” brick house.

Myth 2: “A timber house burns easily”

In a fire, the outer layer of solid wood chars and forms a carbon layer that slows the fire’s penetration inward and protects the core. In many cases, timber structures retain their load-bearing capacity longer than metal ones, which deform at high temperatures.

Modern systems at MODERA HOUSE include gypsum fibre boards and non-combustible insulation materials, certified under strict fire safety standards.

Myth 3: “In an earthquake, a timber house is more dangerous”

The logic “the heavier it is, the stronger it is” is wrong. In an earthquake, massive concrete structures are subjected to huge inertial forces. Timber structures are lighter and more elastic, which allows them to absorb and distribute loads much more effectively.

It is no coincidence that in some of the world’s most seismic regions, timber construction is a preferred choice.

Myth 4: “Banks and insurers don’t like timber homes”

This used to be true years ago, but today banks already offer specific financing products for such projects. Insurers treat them the same way as other houses, as long as they go through the standard legal process: planning visa, approved designs, building permit, and occupancy/commissioning certificate.

Their legal status is absolutely identical to that of conventional monolithic construction.

Myth 5: “A prefab home is cheaper because it’s a compromise”

In high-quality PREFAB construction, you are paying for technology: factory production with CNC machines, premium materials (ISOCELL, STEICO, Rothoblaas), and exceptional energy efficiency.

The total cost may be close to traditional construction, but the major advantage is a higher standard of comfort and precision, achieved in a dramatically shorter timeframe.

Myth 6: “A house like this will be noisy or uncomfortable”

A modern PREFAB home has multi-layer walls with cellulose insulation that fills the entire volume and absorbs vibrations. The result is quiet rooms, even temperatures, and no “cold corners” or damp zones.

The comfort here feels like “wood that hugs you.”

Myth 7: “These houses don’t breathe and will get mouldy”

There is a difference between a “sealed” wall and a diffusion-open system. We use breathable materials such as wood fibre boards (STEICO) and cellulose (ISOCELL), combined with specialized membranes.

They protect against wind and rain, while allowing moisture from everyday living to be controlled and directed outward, preventing mould growth.

Why choose a timber PREFAB home from MODERA HOUSE?

  • Speed: Factory production in 1–2 weeks and on-site assembly in about the same time. Panels arrive up to 90% complete.
  • Quality control: Over 70% of processes are automated with standardized details.
  • Ecology: Low carbon footprint — wood stores CO₂, and the insulation materials are made from recycled resources.
  • Energy efficiency: An airtight system with no drafts and excellent wall U-values.

We use technologies that are standard in Western Europe (WEINMANN, STEICO) to give you a home that is warm, cosy, and secure.
