Some see them as “catalog houses,” while others see them as the future of construction. The truth is that a modern, precision-built prefab timber home is an engineering solution to many of the problems of traditional construction—from uneven walls and wet construction processes to high utility bills and a massive carbon footprint.

In this article, we will show what a modern prefab home at MODERA HOUSE really is, what technical advantages it offers, and how those advantages translate into lower costs and better comfort.

1. What does “prefab” mean in the modern sense?

“Prefab” comes from prefabricated. For us, this means that the main elements of the house are produced in a factory under controlled conditions:

The architectural design is turned into a digital 3D model.

The model is divided into panels, which are cut on CNC machines with millimetre precision.

Insulation is machine-blown, and membranes and installations are fitted under strict quality control.

Ready-made panels arrive on-site and are assembled in just a few days.

2. The timber structure: Why KVH C24?

The foundation of our homes is KVH C24 structural timber. These are beams that are technically kiln-dried and calibrated.

Controlled moisture content (15% ± 3%): The beams do not shrink or twist.

Strength: C24 class guarantees a bending strength of 24 MPa — the engineer knows exactly how much load each beam can carry.

Insulation: Wood has a much lower thermal conductivity (λ) than concrete (approx. 0.12–0.18 W/mK vs. approx. 2 W/mK for concrete), which means the structure itself also works as an insulator.

3. Anatomy of a modern prefab wall

Our wall is a multi-layer panel, where each layer has a specific function:

Inner layer: Knauf gypsum fibre board — stronger than standard drywall, providing fire protection and acoustic performance.

Service layer: EGGER OSB boards and a service cavity for cables and pipes, often complemented with STEICO wood-fibre boards.

Core: KVH C24 timber beams, with ISOCELL cellulose insulation blown in between them (λ ≈ 0.039 W/mK). It fills every cavity without thermal bridges.

Outer shell: STEICO Special Dry wood-fibre boards — wind-tight, but diffusion-open (allowing moisture to escape outward).

Facade: BAUMIT mineral render — durable and vapour-permeable.

4. Airtightness: Мембрани и ленти Rothoblaas

Thick insulation is not enough if air is “leaking” through the joints. That is why we use Rothoblaas systems:

Vapour barrier on the inside: Prevents moisture from indoor spaces from entering the insulation.

Wind protection on the outside: Stops wind and rain, while allowing the structure to “breathe.”

Result: No drafts, no condensation, and no mould.

5. The numbers that matter: U-value and kWh/m²

U-value: Shows how much heat passes through the wall. The lower it is, the better. Our walls reach levels of 0.10–0.20 W/m²K, which is in the low-energy home standard range.

Annual energy consumption (kWh/m²·year): A standard house typically consumes 120–180 kWh/m², while our projects target a range of below 35–50 kWh/m².

Real example: Our show home (77 m²) maintained 22°C during the coldest month (December–January) with a heating bill (heat pump) and lighting cost of only BGN 162.

6. The quality of what you don’t see

Blower Door test: We measure airtightness (the n50 coefficient). We target values below 1.0–1.5, which means minimal heat loss.

Installations: We use Legrand electrical systems (with smart home capability) and Viega / Pipelife plumbing systems with press fittings for virtually zero risk of leaks.

Foundation: We use industrial reusable formwork for perfectly smooth and precise concrete.

7. Ecology and sustainability

Wood stores carbon — 1 m³ of timber “locks in” about 0.84 tonnes of CO₂.
